  • What are your leasing fees and commissions?

    We charge a lease fee when we place a tenant for both a rent only customer or a management customer.  If you choose to have us manage your home, we charge a percentage of the rental income.  We do not charge any fees when the home is vacant or if we have not received rent on the property.   When we meet with you on the property evaluation, your Property Manager will disclose all the information.

  • How do you screen your tenants?

    You can view our criteria on the vacancy page.  We want to help you find the best qualified tenants that can show both positive rental history as well as credit history. 

  • How do you handle pets?

  • How long does it take for you to secure a new tenant?

    Our goal is to prepare the property prior to listing and making sure to price the property competitively.  Some of the factors that affect the rental timing are time of year, competition in the area as well as availability or if we have a tenant in the home.  Most tenants have to turn in a 20-day notice before the last day of the month.  So, the timing of listing and filling the vacancy are dependent on multiple factors.

  • Why do other property management companies offer lower rates?

    We are a boutique company that does things different. We do not charge fees to our tenants or our owners monthly for any additional packages.  We do not mark up any invoices.  Our pricing is very straight forward and does not change monthly.  We welcome phone calls or input from the owners and the tenants. We also offer in-person showings instead of placing locks on the doors for showings.  We also do annual property walk through’s and drive by the property throughout the year.

  • How long are your leases?

    We generally start with a 12- month lease. We also can offer a 2- year lease if the tenant and owner agree. However, any contract over 12 months requires notarization.  We do not allow the lease to roll over to a month to month.

  • When is the best time to rent my home?

    We rent homes all year round.  However, more people are looking to move March through August, early summer months being the most popular. As soon as you decide to rent, contact us to discuss the current market.

  • How do you determine your rental rates?

    We do a rental analysis on each home by looking at comparative properties in the area that are currently on the market as well as homes that have rented.  We also review the area, time of year and current demand.   We use our experience and expertise to help owners make the best decision for listing the property.

  • What are you looking for on home inspections/walk-throughs?

    We go inside our managed homes to be proactive on any maintenance issues that may need to be addressed.  Often tenants get busy and do not report or notice an issue.  We aim to help our owners keep up on maintenance and repairs over the year to keep the home in the best possible condition.
